
Once you hit send, your deal card will automatically enter the Waiting for Responses stage in your pipeline.
Automation: You do not need to manually move the deal card. The system is designed to automatically move the deal to Waiting for Interest or Interested Buyers as soon as it detects buyer activity (like a response or an expression of interest).
The Genius View tab is your command center for tracking buyer behavior.
Active Viewers: You can see who is looking at your deal in real-time. If you see a buyer is currently viewing, the best practice is to call them immediately while your deal is top-of-mind.
Click Tracking: You will receive notifications whenever a buyer clicks your media link or opens your email.
Follow-Up Strategy: If a buyer clicks the link (e.g., on Day 2) but hasn't replied, call them to ask for feedback or see if they have questions.
If you need more traction, use Genius Reach to find new buyers who weren't on your original list.
How it works: The system scans the area for buyers who have purchased similar deals in the last 12 months.
Automated Outreach: It will skip-trace these new leads and generate personalized messages for you to send to them directly.
Timing: It is recommended to do this right after you send your initial deal campaign.
Avoid keeping notes on scrap paper. Log every interaction directly in the deal card inside Genius Profiles to keep your data organized.
Log Status: Update buyer statuses to "Interested" or "Not Interested" based on your calls.
Log Offers: Enter specific offer details (Price, EMD, Financing, Timeline) directly into the system.
Log Walkthroughs: Schedule and track walkthroughs from the same screen.
Add Notes: Use the notes section for critical details, such as "Buyer needs to keep the fridge".
Metrics: regularly check the Metrics tab to see your total reach, open rates, and click-through rates.
Feedbacks: Review the Feedbacks tab for any specific reasons buyers might be rejecting the deal.
Conversations: When a buyer replies (whether from your main list or Genius Reach), you can use the Add Buyer to Existing Deal in Genius Profile feature to instantly link them to the property and start tracking their specific activity.
